A home on a private well comes with equipment the buyer will own: a pump, a tank, a switch and the wiring. An inspection checks that the system runs, holds pressure and cycles normally.
Ohio rule 3701-28-18 says only registered private water systems contractors may perform inspections, evaluations or sampling of private water systems for hire. We will tell you in writing who does the work and what is included before you book.
Ask what a water sample covers. Equipment checks and water testing are different things, and lenders or buyers sometimes want both. Confirm which are included.
What an equipment inspection looks at
- Pump operation: starts, runs and shuts off normally.
- Pressure and flow at the tap.
- Pressure tank: charge and condition.
- Pressure switch and wiring visible condition.
